A Scarborough Toronto homeowner contacted Mold Remediation By FloodTech Mold after detecting a persistent musty odor throughout the lower level of his home. When he removed a section of baseboard trim to investigate, he discovered extensive black mold growth that had been spreading silently behind the finished drywall and insulation for an estimated 18 months.
The Problem
The homeowner had noticed a musty odor in the lower level of his Scarborough Toronto home for several months but had attributed it to normal basement humidity. When he investigated by removing baseboard trim in his finished basement bedroom, he discovered extensive black mold growth covering the back face of the drywall, saturating the fiberglass insulation batts, and extending along the wood framing studs. The mold had spread approximately 18 linear feet along an exterior basement wall — completely hidden behind the finished interior surface. A family member with asthma had been experiencing worsening respiratory symptoms for the preceding several months.
Why It Happened
Finished basements in Toronto homes are among the most vulnerable areas for hidden mold growth. Exterior foundation walls stay cold year-round, while the warm humid air inside the finished basement space creates persistent condensation on any cold surface. When insulation is installed directly against the concrete foundation wall without an adequate air gap or vapour barrier, moisture accumulates inside the wall assembly over time. Compounding the problem in this Scarborough Toronto home was a slow, undetected weeping tile failure that had been allowing minor groundwater intrusion along the foundation footing for years. The combination of chronic moisture, organic building materials — the paper facing on fiberglass insulation and the paper facing on drywall and the warm dark enclosed environment behind the finished wall created ideal conditions for Stachybotrys chartarum, commonly known as black mold, to establish and spread without any visible indication on the finished surface.
Our Mold Removal Process
01
Same-Day Free Mold Inspection
Mold Remediation By FloodTech Mold attended the Scarborough Toronto property within 3 hours of the initial call. Our IICRC certified technician performed a full thermal imaging scan and moisture meter assessment of all basement walls, identifying the full extent of the black mold contamination and all contributing moisture sources.
02
Containment Setup
Before any mold removal began, sealed 6-mil polyethylene barriers were installed across the stairwell and all openings between the basement mold removal zone and the main living areas. Industrial negative air pressure machines with HEPA filtration were deployed to prevent black mold spores from migrating upstairs during the mold removal process.
03
Black Mold Removal
All mold-infested drywall and insulation was carefully removed from the affected basement walls in the Toronto property. All mold removal waste was double-bagged in sealed poly bags and disposed of in compliance with Ontario environmental regulations. HEPA vacuuming of all exposed framing was performed prior to treatment.
04
Antimicrobial Treatment
All exposed wood framing, concrete foundation walls, and remaining building surfaces in the mold removal zone received a thorough application of EPA-registered antimicrobial agents specifically formulated for black mold remediation. A mold-resistant encapsulant was applied to the concrete foundation wall as a long-term moisture and mold prevention measure.
05
Moisture Source Correction
Mold Remediation By FloodTech Mold identified the failed weeping tile as the primary moisture source and provided a written referral to a licensed waterproofing contractor. Interior drainage improvements and a continuous poly vapour barrier were also recommended before the basement walls were rebuilt.
06
Post-Clearance Mold Testing
Following the completion of mold removal and treatment, independent post-clearance air quality mold testing was conducted. Laboratory results confirmed that black mold spore levels had returned to acceptable background levels, and a written clearance report was issued to the Toronto homeowner.
