What Affects the Cost of Mold Removal in Toronto

Every honest answer to “what does mold removal cost?” starts the same way: it depends on what is behind the wall, and nobody knows that until someone has looked. What we can do is explain exactly what drives the number up or down, so that when you receive quotes — from us or anyone else — you can tell whether you are comparing like with like.

Our inspection is free and produces a written scope with a fixed price. Call 647-956-6121 to arrange one.

The six things that actually move the price

  • Area affected. The single biggest factor. A contained patch under a sink and a full basement are different orders of magnitude.
  • Whether the material can be saved. Non-porous surfaces can often be cleaned and treated. Drywall, insulation and underlay that have been wet generally come out — and removal, disposal and reinstatement all cost money.
  • How accessible it is. Mould behind tiling, under a finished floor or inside a wall cavity costs more than mould on an exposed surface, because getting to it is part of the job.
  • The water source. Clean water from a supply pipe is handled differently from drain or sewage water, which requires more material removal and a higher cleaning standard.
  • Whether structural drying is needed. If the building is still wet, drying equipment and the days it runs for form part of the cost.
  • Testing. Post-clearance testing is standard on our projects. Pre-testing is an extra step, useful when something is suspected but not visible, or when a landlord, buyer or insurer needs it documented.

What should be included in any quote you accept

Price is only comparable if scope is. A quote worth accepting should state, in writing:

  • Exactly which materials are being removed, and from where
  • How the work area will be contained, and whether negative pressure and HEPA air scrubbing are included
  • What the clearance criteria are and who performs the clearance testing
  • Whether reinstatement — replacing what was removed — is in the price or separate
  • What happens if clearance testing fails
  • What is being done about the moisture source, not just the growth

That last point is where cheap quotes usually get cheap. Remediation that leaves the cause in place is not a saving; it is a payment plan.

Why we do not publish a price list

Because a number on a website, given before anyone has seen your property, is a guess dressed as a quote. Two basements of identical size can differ by a factor of several depending on how far moisture has travelled, what the material is, and whether the source is a leaking appliance or a failing foundation. We would rather look first and give you a fixed written price than advertise a figure we will need to revise.

Insurance

Most Ontario policies distinguish sudden, accidental water damage from gradual deterioration, so the cause and the timeline matter more to a claim than the mould itself. Photograph everything before anything is moved. We liaise with insurers directly and provide the documentation they request; your broker is the right person to confirm what your policy covers.

Frequently asked questions

Is the inspection really free?

Yes. An IICRC-certified technician attends, assesses the property with instruments including thermal imaging, and you receive a written scope and price. There is no charge for that and no obligation to proceed.

Is a cheaper quote ever the right choice?

Sometimes — if the scope genuinely matches. Read both quotes against the checklist above. If one omits containment, clearance testing, or any mention of the moisture source, it is not cheaper; it is smaller.

What if the clearance test fails?

We return and carry out further remediation at no additional charge. That is our mold-free guarantee and it applies to every project we complete, without exception. Ask any contractor you are considering what their answer to this question is.

Do you charge more for emergency call-outs?

Tell us what has happened when you call and we will be straightforward about it. What we would say regardless is that waiting is usually the expensive option — drying a building quickly costs less than remediating it later.
