Commercial Mold Remediation in Toronto & the GTA

Mold in a commercial building is rarely just a building problem. It arrives as a tenant complaint, a failed inspection, an insurance question, or a room you have had to take out of service — and it usually needs to be resolved while the building stays open. Mold Remediation Toronto by FloodTech has been remediating mold across the Greater Toronto Area for 15 years, and our IICRC-certified technicians work to a documented process built for occupied buildings.

If you manage offices, retail units, schools, condominium corporations or multi-unit residential buildings, you can reach us 24/7 on 647-956-6121 for an emergency response or a free inspection.

Properties we remediate

  • Office floors, commercial suites and shared workspaces
  • Retail units, restaurants and food premises
  • Schools, daycares and community buildings
  • Condominium and apartment buildings, including common areas and individual units
  • Warehouses, workshops and light industrial units
  • Clinics, salons and other client-facing premises

Why commercial mold is a different job from residential

The remediation itself follows the same science, but almost everything around it changes when a building has tenants, staff and trading hours.

  • The building stays open. Containment has to protect people who are still working, shopping or living metres away from the work area, not just the rest of an empty house.
  • Somebody has to be able to prove it was done. Property managers answer to owners, boards, insurers and tenants. A verbal all-clear is not enough — you need testing results and a written record.
  • HVAC moves spores between floors. A contained problem in one suite becomes a building-wide problem when it reaches shared ductwork, which is why assessment has to cover mechanical systems and not only the visible growth.
  • Health complaints escalate quickly. Once a tenant has raised mold in writing, the clock is running on your response, and how you document it matters as much as how fast you move.

Our commercial remediation process

Every project we complete in Toronto and the GTA follows the same four stages, and each one produces something you can put in front of an owner or an insurer.

1. Free inspection and assessment

An IICRC-certified technician attends — often the same day you call — and carries out an instrument-based assessment of every accessible area, including HVAC systems, crawlspaces and cavities. A thermal imaging camera is used to locate hidden moisture behind walls, ceilings and floors that is invisible to the eye. Findings are documented as we go.

2. Written proposal and insurance liaison

You receive a written scope and proposal setting out what will be removed, how the area will be contained and what the clearance criteria are. Where a claim is involved, we deal with the insurer directly so the paperwork does not land on your desk.

3. Containment, removal, treatment and air scrubbing

The work area is sealed under negative pressure, affected materials are removed, surfaces are treated, and HEPA air scrubbing runs throughout to keep spore counts down in the rest of the building. This is the stage where working around occupants matters most, and it is planned around your operating hours.

4. Post-clearance testing, documentation and prevention plan

Independent post-clearance testing confirms the space is back within acceptable thresholds. You receive the results, the documentation of the work carried out, and a prevention plan addressing the moisture source — because remediation that leaves the cause in place simply buys you time.

Our mold-free guarantee

If post-clearance testing shows any remaining elevation, we return and carry out additional remediation work at no additional charge. That applies to every project we complete in Toronto and the Greater Toronto Area, without exception.

Frequently asked questions

Can you work without closing the building?

In most cases, yes. Containment under negative pressure is designed precisely so that the rest of a building can stay in use. Whether a specific area needs to be vacated depends on its size, the extent of growth and how the space connects to the rest of the building — that assessment is part of the free inspection.

What documentation do we receive at the end?

The written scope, the record of remediation work carried out, post-clearance testing results, and a prevention plan covering the moisture source. That package is what most owners, boards and insurers ask for.

Is commercial mold remediation covered by insurance?

It depends on the cause and on the policy — most commercial policies distinguish between sudden events and gradual deterioration. Where a claim is being made, we liaise with the insurer directly and provide the documentation they request. We are remediation contractors, not insurance advisers, so your broker remains the right person to confirm coverage.

How quickly can you attend?

We operate 24/7 for emergencies and can often attend the same day you call. For non-urgent assessments, we schedule around your building’s operating hours.

Do you handle condominium common areas and individual units?

Yes — both. Condominium work often involves a boundary question between corporation responsibility and unit-owner responsibility, and the inspection report is usually what settles it.
